Application Information & Qualifications

Income

Combined gross monthly income must be at least 2.5x the rent.


All income must be verifiable & documented.

Rent History

Rent history must be free and clear from:

  • late rent payments
  • severe damages
  • evictions
  • prior lease violation enforcements

Credit History

Minimum Credit Score: 620
Credit reports are free and clear from:
*evictions
*liens
*judgements
*unpaid utility bills
*credit collection activity
*late payments/severe delinquency
*repossessions
*Debt-To-Income ratio over 50% (calculated with the rent for the property that they are applying for)



Note for applicants with a government rent subsidy: you have the option to submit alternative proof of ability to pay rent to be considered in lieu of relying solely on your credit report. Please see application for more information.

Processing Information

Application Fee: $50


Applications must be completely filled out. Applications with blank spaces will not be processed.


Each adult over 18 must submit a separate and completed application, along with the non-refundable processing/application fee, which is $50/each.

Proof of income must be submitted along with the application. Applications submitted with blanks or without proof of income will be marked as “incomplete” and will not be processed.

A valid photo ID and social security card must be presented to verify accuracy of information on application(s).

The application process normally takes around 3-5 business days, but can take longer depending on the time it takes to receive all information and verifications back and get a response from the property owner. We will contact you immediately upon receiving an approval or denial of your application.

There may be multiple applications on a property - that's OK. You can still apply, incase the first ones don't go through. We process all applications on a first-come, first-served basis.
