Are Tenant Welcome Gifts a Smart Investment?

You may want to do something a little “extra” for your new tenants as a landlord. While you can keep things simple and leave some paper towels, soap, and other necessities, you can also take things a step further. 
By taking steps to welcome your tenants to their new homes, you are establishing a good relationship from the start. Some ideas to help you create the perfect welcome gift can be found here. 
Keeping Things Basic
A basic welcome package would include some move-in information to help them get established and comfortable in their new homes. Some of the things to add to your low-cost, basic welcome package include:
Contact information for emergencies, maintenance, and repairs
Rent payment information
Mailbox, laundry, and trash disposal information
Parking information
List of utility companies in the area and contact information
List or map of nearby amenities (i.e., grocery stores, gas stations, post offices, entertainment, etc.)
Take out menus for nearby restaurants 
Be sure to present it nicely. To do this, you can put it in a folder or binder. Any tenant, especially someone new to the area, will appreciate this. 
An Upgraded Welcome Package 
Do you want to do a bit more for your tenants? If so, why not create the binder described above, and add a few more items. Some of the other things to consider adding to this welcome package include:
Laundry money
Shower curtain liners
Soap, toilet paper, and paper towels
Basic cleaning supplies 
Paper plates and plastic utensils
Each of these items is going to come in handy as your new tenant unpacks and gets situated in their new home. 
The Top-of-the-Line Welcome Package 
Do you want to make sure your tenants feel really welcome? If so, now is the time to consider putting together a more upscale package. 
This is a great way to show your tenants you care. You can even make this part of your contact with the property management company you hire. If you stipulate this when you hire them, you can ensure that each new tenant gets the same deluxe welcome package. 
Along with everything mentioned above, be sure to include:
Gift cards to nearby restaurants
Activities for children (keep all ages in mind)
Toys or treats for pets
Basic groceries for one meal or one day of meals
Local specialties (i.e., locally made soap, wine, coupons, crafts, etc.)
Spa treatment coupons or products
These are more upscale items that let tenants know you want them to feel welcome and comfortable in their new home. 
What to Avoid 
When you are making your welcome package for a new tenant, you should avoid a few things. For example, don’t include plants because you don’t know if your tenant is allergic to anything or if they have children or pets that may choke or eat the plant. Also, don’t include baked goods or area worship information. 
Using the tips here will help you create the perfect welcome package for a new tenant and ensure they get into their new space and feel comfortable and happy.
